SLAB PREPARATION

First, we survey the area, conduct soil tests, complete lot elevations, and determine proper drainage to ensure lot integrity. We then design a foundation to the specifics of each lot. It's then inspected by the plumbing contractor, a private foundation engineer, and city building officials.

After passing inspection, we personally oversee the concrete pouring, to stretch the post tension cables at the right time, to perfectly bind the foundation, minimizing cracks & failures.

Framing

FRAMING

After the foundation has dried, the home’s skeleton is constructed in accordance with the architectural plans, which have been approved by the homeowner and city inspectors. We work closely with the carpenter to ensure homeowner’s expectations are met, and changes, if needed, are properly completed.

Windows and exterior doors are installed, along with the roof, followed mechanicals – HVAC, electrical, plumbing, low voltage wire, and cable.

Insulation

INSULATION

After the mechanicals have passed inspection, insulation is applied to all exterior walls, select interior walls and in the ceiling where blown R-38 is unable to reach.

The insulation is then wrapped with a poly barrier, which reduces air infiltration and significantly improves the home’s air quality and energy efficiency. It’s part of our commitment to both the homeowner and the enviroment.

Sheetrock

SHEETROCK

The home is beginning to take form as sheetrock is being applied throughout the house. Half inch sheetrock is applied to walls and Five-Eighths inch sheetrock is applied to the ceilings.

At this point custom cabinets and trim are being scheduled and prepared for installation. Once the sheetrock has been hung, it is then taped, bedded, textured and prepared for painting.

Cabinets Trim

CABINETS & TRIM

Once the sheetrocking phase is complete, the cabinets, countertops, and trim selected during the framing stage, are meticulously installed, along with any additional custom features the homeowner has selected.

At some point during the framing stage, we assist the homeowners in the selection of custom cabinets and trim. We specialize in kitchen and cabinet designs that maximize the overall functionality of a home’s cook space.

Once the sheetrocking phase is complete, the cabinets, countertops, and trim, are meticulously installed, along with any additional custom features the homeowner has selected.

Orientation

ORIENTATION

The home is nearing completion, walls are painted, flooring is down, and fixtures are in place. We then begin our Homeowner Orientation, where we walk the house with the homeowner. We discuss the in’s and out’s, items marked for repair, and any last minute details.

Shortly thereafter is when the house becomes a home.
